Recent Transformations
Heavy Dust Buildup in Ocotillo Ranch Return Plenum
The camera showed a 2-inch blanket of compacted dust and construction debris coating the return plenum in a 2006 build near Ocotillo Golf Club. The homeowner had run the system continuously since purchase without ever accessing the main return. We used negative-pressure extraction (a vacuum system that pulls debris out while sealed to the ductwork) combined with Rotobrush mechanical agitation to dislodge the packed material. The after photos showed bare galvanized steel throughout the plenum, and the written scope noted zero debris remaining at the inspection ports.
Pet Dander and Hair in Riggs Ranch Duct Runs
This Riggs Ranch home had three large dogs and a duct system that had never been opened in fourteen years. The camera showed clumps of hair wrapped around the dampers and a fine dander film on every interior surface of the duct runs (the individual pathways from plenum to register). We ran Nikro-powered negative-pressure extraction with brush attachments sized to the duct diameter, then applied a low-residue sanitizer through the Abatement Technologies fogging unit. The photo record documented clean metal at all four inspection points, and the homeowner kept the after images for their own files.
Post-Remodel Debris in Downtown Chandler Historic District
A kitchen remodel in the historic district near Boston Street had sent drywall dust and fiberglass insulation fragments through every register while the system ran during construction. The camera showed white powder coating the duct runs and visible insulation chunks at two elbows (the angled joints that change direction in ductwork). We sealed the system at the plenum, ran sequential negative-pressure passes with increasing brush stiffness, and finished with a HEPA-filtered detail vacuum at each register boot. Mold Staining in Andersen Springs Flex Duct
The flex duct (the ribbed, flexible tubing common in Chandler tract builds from the 1990s) in this Andersen Springs attic had developed mold staining where a sagging section collected condensation. The camera showed dark spotting across a four-foot run, and moisture readings confirmed the underlying HVAC issue that needed separate repair. Fireplace Soot Intrusion in Fulton Ranch Supply Ducts
A failed chimney damper in this Fulton Ranch home allowed fireplace soot to backdraft into the supply plenum (the distribution box that feeds heated or cooled air to the duct runs) during a winter cold snap. The camera showed black carbon streaking at the plenum junction and gray film on the interior of every supply run we accessed. We used Guardsman soot-removal compound with mechanical agitation, followed by negative-pressure extraction and a final HEPA vacuum pass. The after photos showed no carbon residue at the plenum or the first elbows, and the written scope noted the chimney issue for the homeowner’s follow-up with their fireplace technician.
Allergen Loading in Sun Groves Bedroom Registers
This Sun Groves home sat downwind of agricultural fields, and the bedroom registers (the vent covers where conditioned air enters the room) showed heavy pollen and fine dust loading that standard filter changes hadn’t prevented. The camera revealed packed material behind each register boot, reducing airflow by an estimated 30 percent at the terminal points. We removed each register, cleaned the boot cavities with brush and vacuum, then ran the main duct system through full negative-pressure extraction with Honeywell-rated HEPA filtration on the exhaust.
